ISO's Specific Property Information (SPI Plus®) database is your fastest and most comprehensive source of underwriting and rating data for commercial properties. The database contains loss costs and other vital information on approximately 3 million specifically rated and class-rated buildings. The system also delivers information on more than 5.4 million individual businesses occupying those buildings.

And now, SPI Plus is available through a new web interface that makes your searches easier and more efficient than ever before.

Here's what you can get
SPI Plus gives you a full picture of what's going on at millions of commercial buildings around the country. You can get:

• loss costs on specifically rated and class-rated properties — with RCP (Rating Plan/Construction/Protection) codes, BGII symbols, and Commercial Statistical Plan (CSP) class codes
• Underwriters Advantage Report – property-specific data from a variety of SPI Plus reports, including building, occupancy, and fire-protection information; estimated replacement cost; wildfire risk; and flood risk
• Building Underwriting Report (BUR) — with information on the characteristics of individual buildings and Relative Hazard Gradings that let you compare your risk against the average profile of similar structures in ISO's state and countrywide databases
• Rating Survey Detail Report and Sprinklered Property Report for specifically rated buildings
• Risk Improvement Statements Report — gives you observed building and occupancy hazards and tells you how to remedy them
• Property Details Report — gives you a street-level, exterior-only survey of a building
• ISO PhotoPak® — gives you photographs of commercial buildings and information from ISO's LOCATION® databases, including territories, BCEGSTM, wind, and crime (available at no extra charge when you order a BUR or Rating Survey Detail Report)
• LOCATION — the most accurate property and hazard information related to a risk address
• 360Value® Estimated Replacement Cost Report — combining data and technology from Xactware and AIR Worldwide, gives you estimates of the replacement value of your commercial property
• MSB BVS Estimated Replacement Cost Report — using Marshall & Swift/Boeckh data, gives you estimates of the replacement value of your commercial property
• Catastrophe Loss Analysis Report — with data from AIR Worldwide, gives you information to help manage your exposure to loss from hurricanes, severe thunderstorms, and earthquakes
• Estimated Loss Costs for buildings or occupants not in the SPI Plus database

• Automatic Sprinkler Grading Report (ASGR) — with information on a building's water supply, sprinkler system components, testing history, and building conditions
• Probable Maximum Loss (PML) Report — with estimates of both the PML and Maximum Foreseeable Loss for buildings and occupants in the SPI Plus database
• Quote Renewal Service for Loss Costs — automatically process your policy renewals and get loss cost information you can easily integrate into your underwriting system

Advanced address-search options
SPI Plus gives you many flexible ways to find an address or occupant. If you know the ISO Risk ID number, just key it in. SPI Plus takes you right to the information you need.

If you don't have the Risk ID, you can enter the address or part of the address. The more information you provide, the more likely it is that the search will find your location. We've engineered SPI Plus to be flexible, so even if you don't have exact information, the system can still locate the specific property.

To find a specific occupant, you can search by Commercial Statistical Plan (CSP) code — or use the enhanced business-type search. Just select a business type from our comprehensive pull-down list. Add a street name; state; and city, county, or ZIP code. SPI Plus will search for and display every building with an occupant that matches your business type and other search criteria.
